Course description

There has always been a requirement for landlords to ensure their rental properties are electrically safe, however, how to achieve this was open to many differing interpretations until the Housing Act of 2020 which clarified the requirement for a satisfactory EICR for all properties. The course will give you an understanding of the impact of electrical works being carried out and the things to consider when making changes such as installing extra sockets. We will consider the obligations for completing an EICR and the requirement to ensure that all your appliances are safe for tenants to use via PAT testing or other methods.

  • Basic principles of an electrical installation along with all the relevant legislation updates including HMO licence conditions, Housing Act 2020, wiring regulations and building regulations 
  • What you are permitted to do and when you will need to employ a qualified electrician 
  • The Electrical Installation Condition Report and how to interpret it 
  • A visual review of common electrical faults and completing an EICR report  
  • An overview of portable appliance testing (PAT) testing and the requirements to ensure your appliances are safe
